Project Overview

Carnegie Center is a mixed-use master plan development in West Windsor Township, Mercer County. Truly a development ahead of its time, Carnegie Center today is an integrated mixed-use and Class ‘A’ office live-work-play community with goals of sustainability, civic engagement and natural spaces for the enjoyment of the broader community. A 560-acre site located along the Route 1 corridor east of Princeton, NJ, Carnegie Center is in the heart of what is known as Einstein Alley, with its wealth of life science, tech, energy and research driven companies. 

This award-winning project totals over 4 million SF of development including office/research space, hotels, conference centers, restaurants, Princeton University facilities, a childcare center, a US Post Office, and a proposed apartment building which T&M is currently designing. It hosts an extensive pedestrian greenway, an integrated bicycle network, impressive plazas and communal recreational areas which are important design elements of the campus.

The project received a General Development Plan (GDP) approval in the early 1980s. Since that time, the project has developed in an organized manner, building by building, as needed when tenants are identified.

T&M has been involved in this expansive development project since the early 1990s, from General Development Plan through preparation of the individual Preliminary/Final Site Plan Applications for every building and site infrastructure. T&M had direct responsibility for all aspects of this project including Phase I and Phase II environmental investigations, land surveying, conceptual engineering, final design and engineering, wetland delineations and all elements of local, county, state (NJDOT and NJDEP) and federal permitting and approval, environmental impact statements, landscape architecture, traffic engineering, design of recreational facilities and construction management. T&M provided site lighting designs and analyses for the entire site as well as power distribution routing for all electric utilities, including circuitry optimization.
