T&M provided engineering services for the rebuild of Caffrey’s Tavern that suffered a three-alarm fire that damaged the kitchen, restaurant, and bar. The design included all new mechanical, electrical, plumbing, and fire protection systems. The existing building was not previously sprinklered, so a new fire water services was required. The interior layout was also slightly modified to accommodate ADA compliant toilet rooms and some additional mechanical space.
The mechanical systems serving the bar and restaurant areas are comprised of packaged rooftop units with DX cooling and natural gas-fired heater. The kitchen is served by a new makeup air units and kitchen exhaust fans to serve the kitchen hoods. New toilet exhaust fans also serve the larger toilet rooms.
The electrical systems consisted of the relocation of the electric service to the exterior of the building, design of architectural, exit, and emergency lighting systems and controls, power for branch circuitry, and code-required fire alarm systems.
Plumbing systems included new centralized domestic water heating systems to serve the kitchen, bar, and toilet room facilities, plumbing systems, a grease interceptor, and natural gas-piping to serve all gas-fired heating equipment. A new sprinkler system also serves the entire facility.
