T&M-Engineered Project Earns First Place in PBJ’s Best Real Estate Deals

T&M served as the civil engineer for Eleven33 Granite Run Apartments, the First Place winner in the Apartment category of the Philadelphia Business Journal’s Best Real Estate Deals.

Developed by BET Investments, Eleven33 is the second and final phase of the Promenade at Granite Run, a transformative mixed-use redevelopment of the former Granite Run Mall in Media, Pennsylvania. The project includes 208 residential units, 23,000 square feet of retail space, and a 380-space structured parking garage, creating a vibrant, pedestrian-friendly destination that blends residential living with retail amenities.

The development transformed the defunct mall into a pedestrian-friendly property with a combination of residential and retail uses. Eleven33 marks the completion of a 10-year vision to turn the property into a destination.
